A Coleman Custom ski home on Forest Road, Vail — snow-covered among the aspens
The Art of the Unseen · Vail Valley, Colorado

Beauty is the easy part.

Behind every Coleman home is the engineering most builders hope you never ask about — groundwater rerouted, a Rocky Mountain winter outsmarted, an impossible site made buildable. We master what you’ll never see, so you can live in what you’ll never forget.

Anyone can build the easy lot.

The difference shows up where the ground moves, the season turns, and the design asks for something that shouldn’t be possible. That is the work we are known for — the structural, civil, and environmental engineering that happens long before a single finish is chosen, and that decides whether a home merely looks exceptional or actually endures.

A home should feel as enduring as the land it inhabits — because, beneath the surface, it is built to be. Anchored in the Vail Valley, with a growing presence across the Roaring Fork Valley, Summit County, and the Yampa Valley.

One team · the whole arc

Six disciplines. One accountable partner.

Most builders start at the drawings and stop at the keys. We manage the risk on either side of them — which is where the expensive surprises actually live.

01

Land Consulting

Read the site’s real potential — and its real constraints — before you commit.

02

Design Management

Keep the architect’s vision constructible and on budget, under one contract.

03

Pre-Construction

Turn plans into a defensible number and schedule before ground breaks.

04

Construction

Engineer-led building — sound beneath the beauty, on plan and on budget.

05

Post-Construction

Commissioned, warrantied, and cared for long after the keys.

06

Owner’s Representative

Building with someone else? We audit the money and quality on your side.

The unseen standard

Every builder promises craftsmanship. Three things set us apart.

An engineer runs the company. One accountable partner runs your project — across every discipline, from the land you’re weighing to the years after you move in. Three commitments no other builder in the valley makes together.

01 — Engineer-led

We solve what others walk away from.

Our work begins beneath the surface — the structural, civil, and environmental engineering that decides whether a home merely looks exceptional or actually endures.

Founded on decades of complex infrastructure and engineering work.

02 — One accountable partner

One mind governs the whole.

A single point of contact commands architecture, engineering, interiors, landscape, and budget — so nothing is lost in translation, and one person is answerable for everything.

From the first look at a site to the keys in your hand.

03 — Proven on the impossible

We don’t claim capability. We show it.

The hardest sites in the valley — groundwater, winter, contamination, constraint — solved and standing. Difficulty is our portfolio.

Booth Falls: fifteen feet down, rerouted, and rebuilt.

Fifteen feet down.

A 1977 build requiring full asbestos abatement. Water moving beneath the site. We excavated fifteen feet below the roadway, ran continuous dewatering through foundation work, and rerouted the groundwater back toward the creek. Demolition in May; framing in December — sequenced that way on purpose, to protect the foundation from the ground it sits in.

The finished home is monochromatic and restrained — a twenty-foot trifold door opening onto a mature aspen grove. None of that was the hard part.

The experience

A build should feel like relief, not risk.

Most of the stress in a custom home isn’t the construction — it’s the coordination and the money. We remove both. You get one accountable partner, honest budgeting grounded in real data, and clarity at every decision, so you always know exactly where your project stands.
